NestMatch is committed to ensuring that all housing opportunities are available to all persons regardless of race, color, religion, sex, national origin, familial status, disability, or any other characteristic protected by applicable federal, state, or local fair housing laws.

How NestMatch Protects Fair Housing

No Automated Rejections

The NestMatch platform never automatically denies or rejects a tenant. Search filters only adjust the visibility of tenant profiles based on objective business criteria set by the property manager. All filtering is based on non-protected characteristics such as income, credit score range, move-in date, and lease term preferences.

Human Decision-Making

The “Invite to Apply” action is always a manual decision made by the property manager. NestMatch does not make tenancy decisions on behalf of property managers. Every invitation is initiated by a human, ensuring accountability and oversight at every step.

Data Minimization

NestMatch does not collect or display protected class data — including race, religion, national origin, familial status, sex, or disability — in tenant search results or profiles. This design prevents steering or bias at the discovery stage.

Self-Reported Data Disclaimer

All tenant profile information, including income, credit score ranges, and rental history, is self-reported and unverified. NestMatch does not perform background checks, credit pulls, or income verification. NestMatch is not a Consumer Reporting Agency as defined by the Fair Credit Reporting Act (FCRA). Property managers must perform their own independent screening and verification before executing lease agreements.

Property Manager Responsibilities

By using NestMatch, property managers agree to:

  • Use search filters and selection criteria based solely on objective, non-discriminatory business criteria (e.g., income-to-rent ratio, credit score, move-in date compatibility).
  • Comply with the Fair Housing Act (42 U.S.C. 3601–3619) and all applicable state and local fair housing regulations.
  • Apply consistent screening criteria to all applicants for the same property.
  • Not use the platform to discriminate, steer, or restrict housing opportunities based on any protected class.
  • Conduct independent verification and screening before making tenancy decisions.

Reporting Concerns

If you believe you have experienced housing discrimination while using NestMatch, or if you observe a property manager using the platform in a discriminatory manner, please contact us immediately. You may also file a complaint with:

  • U.S. Department of Housing and Urban Development (HUD): 1-800-669-9777
  • Your state or local fair housing enforcement agency
